Did you know that you don’t need council approval to build a granny flat on your property?

There are a few requirements which your property needs to meet, to be permitted to do so.( this is compiled of land size / frontage and other items.) Follow our Complying Development table below as your starting point to the 10 day express approvals we offer. This means you are not subject to the long strenuous Council D.A Submissions (usually 16, and up to 24 weeks) which you would undergo nominally.

Other Requirements :

  • 1 Granny Flat is permissible per lot
  • Maximum floor space permissible is 60 m2 which does not include patio, alfresco or garage
  • 24m2 of courtyard space required with an area of at least 4m wide directly assessable from a habitable room
  • Conditions apply for bushfire, flood affected or conservation heritage area
  • For Battle-axe blocks, an access handle of at least 3m wide is required
  • Car parking for the Granny Flat is not required. However, if you demolish a garage on your land, you are required to show a car space 1 metre behind the main dwelling building line.
  • If the granny flat exceeds the 3.8 metre building height, a further setback is required from the side and rear boundaries.
  • Subject on the species of the tree, you will be able to cut down trees that are under 8m high and are within 3m of the Granny Flat. If there are trees higher than 8m and are protected by your local council, the granny flat will need to be at least 3m away from the tree.
  • Site inspections are still required for every property
  • Section 10.7 Certificate (part 2 & 5) from your local council is required and can’t be more than 3 months old
